The name North Valley is sometimes used by locals to refer to Berryessa. It compasses three zip codes: 95131,95132 and 95133.
The Berryessa District or North Valley in San Jose, California is located in the northeast portion of the city, between Coyote Creek and the Diablo Range foothills. The neighborhood borders Milpitas along Landess Avenue to the north and the Alum Rock neighborhood of East San Jose along Mabury Road to the south. The name comes from a member of the prominent Basque–Spanish Berreyesa family: Nicolas Berreyesa, a Californio settler who was granted Rancho Milpitas in 1834.
In the late 19th century, Berryessa was a small farming community well-known across California for its high-quality fruit. Hostetter Road, Capitol Avenue, Piedmont Road, and Lundy Avenue were formerly surrounded by apricot and prune orchards. In the 1960s and 1970s, however, the orchards were developed into suburban residential neighborhoods and businesses.
95131 has some of the finest neighborhoods in North Valley, which surround the large Townsend Park and the San Jose Municiple Golf Course. The park has two public tennis court, large green area, playground, running trail. The trees lined the road change to red color in winter, makes it very picturesque in the sunlight.
The luxury housing developer Toll Brothers built a new community bounded by Ringwood Avenue, Mckay Dr and Lundy Avenue in 2006. Within five minutes walk to the golf course and the townsend park, the community boasts a resort style living with onsite swimming pool with outdoor fireplace and grill, fitness center, club house and park. It’s one of the top choices for many young professionals working in nearby high-tech companies.
95131 does not have public schools rival those in Cupertino, but the well-known private school Challenge has one of it’s campus there. The main appeal of 95131 is its convenient location. Not only you can get to pretty much everywhere in Santa Clara county from Palo Alto to Evergreen in around 15 minutes drive, the future extension of the BART will have a station here. In addition, you are in walking distance to the shops, restaurants, even Costco.
Housing price is quite reasonble here to for what it can offer. You can get a single family house with four bedroom, about 2000 sqft in a few steps to the golf course and the part in 700K level. The four-year new Toll Brother townhouses in this size is priced less than 600K in 2011.
95132 has a few good public elementary schools, especially the well-know Ruskin Elementary. If you are looking for single family houses priced under 600K but with a top elementary schools, this is the area you want to put on your search list.
Houses in 95133 priced much lower than those in 95131. The more it goes toward those that border Alum Rock in East San Jose, the lower the price.
